We are welcoming November with open arms!


Thanksgiving is right around the corner, and we want to give a big THANK YOU to each one of you! We are beyond blessed with great clients, great partners and to live in such a beautiful place like Park City. Sending you an abundance of gratitude and hope you all have a wonderful Thanksgiving! October kept us busy with buyers looking for their full-time residence and investment properties in Park City. We know with interest rates being higher it makes many buyers pause, but with the right education on the current market, there is opportunity for those who are looking. We have had many conversations with lenders on 2-1 buy downs on interest rates and with sellers about seller financing. With the right conversation and market education, creative “deals” are being found that benefit both the buyer and the seller. Park City Proper is still tight on inventory, so we have even found ourselves in multiple offer scenarios if the property is priced correctly, is in a desirable location, and is in good condition. Many buyers have had the conversation on timing the market, and we do feel that we are there. Once interest rates drop the price wave will rise and those who own property will benefit from the equity gain. Are you looking for your next primary home or your next investment property? Economics + Market Trends

Q3 2023 UTAH REAL ESTATE MARKET UPDATE

The following analysis of select counties of the Utah real estate market is provided by Windermere Real Estate
Chief Economist Matthew Gardner.

The average sale price grew 4% from the same time in 2022 to $651,913. Prices were
also 3.8% higher than in the second quarter of 2023.
Regionally, median list prices in the third quarter were flat compared to the second quarter
of the year. However, asking prices were higher in Wasatch, Summit, and Morgan
counties.

RANKINGS 2024

Massive swings in year-over-year resort rankings are all over in this year's results
including Park City Mountain garnering a 15-spot ranking improvement from last place
last year. Utah had 6 spots in the top 15, #1 Powder Mountain, #2 Snowbasin, #3 Alta,
#9 Deer Valley, #13 Snowbird, #15 Park City Mountain.

Deer Valley Tops as a Family Favorite Ski Resort

 

 

Development Spotlight

DEER VALLEY’S SNOW PARK PROJECT

Candidates were asked what constitutes a fair trade between Deer Valley and Park
City so the development of a new ski village at Snow Park could move forward. Deer
Valley is requesting the city vacate a portion of Deer Valley Drive to build the project,
which would include a new plaza with hotels and commercial space. Under state law, a
road vacation requires the city council to find “good cause” and “net tangible benefit.” At
previous meetings about the project, residents have said the resort is not meeting
those thresholds to approve the road vacation.
